HOMEBUYER EDUCATION
Housing Our Communities provides HUD/FHA approved homebuyer education in all our service areas. This is an 8 hour interactive course that helps families to prepare for the purchase of a home. Monthly classes in English and Spanish are scheduled at our Education Center if purchasing in Maricopa County. Topics include the importance of good credit, how to shop for a loan, how to shop for a realtor, the closing process, and the responsibilities of homeownership including home maintenance.

HOUSING COUNSELING
Counselors provide one-on-one counseling to help families become educated consumers who can determine whether and when homeownership is right for them. We also seek to assist clients address financial and other barriers to homeownership such as credit, saving, budgeting, employment, and establishing alternative forms of credit. All counselors are nationally trained and certified by NeighborWorks © America or National Council of La Raza Homeownership Network.

AFFORDABLE HOUSING DEVELOPMENT
Housing Our Communities acquires and rehabs existing single family properties in Mesa, Unincorporated Mesa and Chandler, AZ. The rehabilitated properties are then resold to eligible first time homebuyers. We ensure affordability by providing up to $35,000 in downpayment and closing cost assistance through HOME funds and also additional funds through the American Dream Downpayment Initiative.

PROPERTY AND CONSTRUCTION PROFILE
We use licensed, bonded contractors in both its new construction and acquisition/rehab program. All houses must meet HUD Housing Quality Standards as well as local building and maintenance codes prior to sale to a qualified buyer. All existing properties are covered by a one-year home warranty if acquired through the acquisition rehab program.

POST PURCHASE EDUCATION AND COUNSELING
Within 12 months of close of escrow, our homeowners are required to attend six post-purchase classes, offered monthly on a variety of topics. HOC counselors also assist families with post-purchase counseling in areas such as default/foreclosure prevention, budgeting, and other miscellaneous problems that may arise as a result of homeownership. HOC also provides Foreclosure Prevention Counseling and Education to those facing foreclosure. Please call for more details on this program and a schedule of upcoming classes.

TECHNICAL ASSISTANCE
Upon request, we can contract for services to other non-profit agencies to provide technical assistance in such areas as administrative systems, resource development, grant administration, client data tracking, program development and advocacy. OUTREACH
Housing Our Communities conducts outreach in the community by participating at school, church and neighborhood events where eligible clients are likely to attend. We conduct group presentations in conjuction with other community organizations such as Headstart, Family Self Sufficiency(FSS), and Section 8 HOUSE, just to name a few. Information and referral services are available to the public regarding affordable housing options.
